- The prices apply for a minimum stay of three nights per apartment and night, with occupancy of minimum 2 persons.
- For stays of one and two nights in the low season the high season rate will be charged.
- *For the flats Rosengarten and Schlern, the prices are for two persons with one bedroom. However, if two bedrooms are required, an additional charge of € 25.00 in the low season and € 40.00 in the high season will be made.
- If more than 4 people stay in the apartment we will charge for every additional person 15,00 € per night.
- On request we serve a good farmer’s breakfast:
16,00 € per person ; children from 3 to 5 years 5,00 €; 6 from 9 years 9,50 € - Cot is available free of charge upon request
- Dogs are welcome upon request: 50,00 € per week
- Since 2014 there is to pay a local tax: 2,00 € per person and day above 14 years of age.
- The prices include: final cleaning, Bed linen, hand towels, electricity, heating, VAT (value added tax)
- * The main season includes vacation periods and holidays, such as Easter, Whitsun, Christmas and New Year
Arrival: On arrival day the apartment will ready for you starting from 14.00 clock.
We kindly ask you to inform us about your estimated time of arrival, so we can get your apartment ready
Departure: On departure day, please leave your holiday apartment not later than 10.00 clock.
Terms of payment
Deposit: We welcome written reservations via e-mail. The reservation will be confirmed once the deposit of 150 € per week has been paid.

The deposit will not be refunded in case of cancellation. We will also apply the below cancellation conditions.
- Payment: You can make the payment in cash or by advance transfer.
Please understand that we do not accept ATM cards and credit cards. Thank you very much.We ask you to pay the bill by 7pm on the day before departure.
Cancellation insurance
We are looking forward to your visit. However, since for one reason or another you might need to cancel your holidays here with us, we recommend you to consider a travel insurance. Just click on the link below.
Cancellation conditions: Until 3 months before arrival you may cancel your booking free of charge. From 3 months until 4 weeks before arrival, we will charge 40% of the total price of your stay. From 4 weeks until 1 week before arrival, we will charge 70% of the total price of your stay. A cancellation within the last weeks before arrival, we will charge a cancellation fee of 90% of the total price.
